Alleyway Apartment - Supporting Affordable Urban Density
A PERSONAL DEVELOPMENT STUDY EXPLORING HOUSING OPPORTUNITIES WITHIN SUBURBAN CALGARY
A PERSONAL DEVELOPMENT STUDY EXPLORING HOUSING OPPORTUNITIES WITHIN SUBURBAN CALGARY
As housing affordability and rental demand continue to rise across Calgary, this personal development study explores how gentle density and missing middle housing can be introduced within established suburban neighbourhoods through compact laneway development. The proposal features a fully independent two-bedroom, two-bathroom secondary suite positioned above a rebuilt three-car garage, maximizing livable space on an existing residential lot while maintaining the character of the surrounding community. From a homeowner and investor perspective, the project demonstrates the potential for additional long-term rental revenue through both the primary dwelling and secondary suite, helping offset increasing ownership costs while improving land use efficiency. From a renter’s perspective, housing within mature communities provides access to existing amenities, parks, schools, commercial areas, and established transit infrastructure that many newly developing suburban neighbourhoods still lack, supporting a more connected and attainable approach to urban growth.
The alleyway elevation modernizes the traditional detached garage form through clean massing, horizontal vinyl siding, stone veneer accents, and integrated lighting. Large upper-level windows improve natural light within the main kitchen and living quarters of the suite suite while maintaining functional three-car garage access below.
The rear elevation emphasizes simplicity, privacy, and durability through a consistent low-maintenance material palette and minimal openings. Rear-facing bedroom windows provide natural light and ventilation while maintaining privacy for adjacent properties.
The floor plan is organized around an efficient open-concept layout that maximizes usable living space above the rebuilt three-car garage structure. The suite includes two bedrooms supporting queen beds, two full bathrooms, integrated laundry and pantry storage, and a central kitchen and living area designed to support comfortable day-to-day living within a compact footprint. A private exterior stair entrance provides independent access to the unit, while the arrangement of bedrooms and shared spaces balances privacy, functionality, and natural light throughout the suite.
The site plan illustrates the project’s location within an established suburban Calgary neighbourhood at the intersection of Tarawood Road NE and 80 Avenue NE. Positioned on an existing residential lot with rear lane access, the proposal demonstrates how compact laneway development can introduce additional housing density within already serviced communities. The surrounding context highlights access to existing roads, sidewalks, transit routes, parks, schools, and nearby commercial amenities, reinforcing the advantages of infill housing within mature neighbourhood infrastructure.
Existing detached three-car garage located along the rear lane, occupying an underutilized residential lot within an established suburban Calgary neighbourhood.
Proposed redevelopment introducing a fully independent two-bedroom secondary suite above the rebuilt three-car garage to support gentle density and additional rental housing supply.
The primary section cut illustrates the relationship between the upper-level suite and the rebuilt three-car garage below. The open-concept kitchen and living layout maximizes usable floor area while maintaining structural efficiency and vehicle storage functionality beneath the suite.
This section detail highlights the separation between the enclosed garage space and the suite access areas above. The design maintains dedicated vehicle storage while integrating durable finishes, lighting, and independent circulation elements throughout the structure.
The stair section demonstrates the suite’s independent exterior entrance and integrated mechanical strategy. The under-stair space accommodates key building systems including the electric hot water tank and electrical panel, supporting a compact and efficient all-electric suite layout.
This section evaluates the rental demand, financial feasibility, and long-term development potential of introducing a compact alleyway apartment within an established Calgary neighbourhood.
"Updated two-bedroom suites with covered parking within established communities continue to see strong rental demand, particularly in areas with access to existing schools, transit connections, parks, and commercial amenities. Many renters are prioritizing functional layouts and neighbourhood accessibility over moving to newly developing suburban areas lacking mature infrastructure."
